Relocation Tip #1: Rent First!

Moving can be challenging even if you’re just going a few blocks away. But relocating to a new city can be daunting (one of the top five major life stresses), especially if you’re unfamiliar with the area. One of the most difficult but important decisions in the process is selecting which neighborhood or area to live in, particularly for those considering a home purchase. School system and median home price data is easily accessible, but what about the less tangible factors like walking distance to great restaurants and the quality of nearby public parks?

To mitigate the risk in choosing an area in an unfamiliar city, many people like Jesse Singh, are opting to rent instead of buy. Jesse, along with his wife and their two young children, have moved three times in the past five years – most recently from to Atlanta to Denver. “We wanted to rent this time in case we have another move; we don’t want to be stuck in a situation where we can’t sell a house,” says Jesse, who is working with his wife to start up a new division of the company in Denver. “Also, we don’t know the area really, we’ve only been from the airport to the hotel, the office and back.” Leasing with an option to buy is ideal in their situation; they can take time to get a feel for the area without having the financial burden of a mortgage should they chose to move within the city or relocate again.

Another couple and client of DRH recently moved to Denver for a business opportunity and chose to lease vs. buy in part because they couldn’t sell their property in Scottsdale, AZ. “We are leasing our property in Scottsdale and leasing a property here; it makes the most sense for us at this time.” As the parents of two young girls they also felt they wanted to get a good feel for living in an area as a family prior to committing to a home purchase.
